Janitorial & Cleaning
Oso Grande's contracted janitorial service performs their duties on Monday, Wednesday, and Friday. Janitorial staff always begin their work after 5:00PM local time. Janitorial staff will empty trash cans, vacuum reachable areas that need vacuuming, clean the bathrooms, and restock bathroom consumables. Janitorial staff will NEVER interact with any desktop items or personal effects.
If your office or suite is locked, janitorial staff will not enter it or provide services. Please place trash cans outside of your secured area on Mon/Weds/Fri for service. You may optionally provide a key and/or approval for janitors to enter your secured area, at which time they will perform their usual duties and will secure and exit the area upon completion.

HVAC Operations
Oso Grande strives to maintain a comfortable temperature in the building year round, ranging from 68*F to 74*F.
Tenants are not allowed to interact with ANY HVAC equipment of any kind, with the exception of wall thermostats located in their leased area.
Tenants are not allowed to run localized server rooms, telecommunication closets, or critical data systems exceeding a standard heat load of 3.5 watts per square foot. Upon doing so, Tenants must install dedicated, supplementary cooling systems which must be pre-approved by Oso Grande.
Electrical Allocations
Standard tenant allocations provide 120/208V three-phase electrical power scaled to baseline commercial usage levels, meaning approximately 3 watts per square foot. Tenant areas are not provided generator or backup power of any kind. Any requirement for specialized step-down or step-up transformers, or distribution panels must be approved during the tenant improvement (TI) phase of leasing, or otherwise negotiated directly with Oso Grande. ANY CHANGES OF ANY KIND TO ANY ELECTRICAL INFRASTRUCTURE MUST BE PRE-APPROVED AND ARRANGED BY OSO GRANDE.
IT & Telecom Infrastructure
Oso Grande uses its Meet-Me-Room and IDF to facilitate connectivity to tenant spaces throughout the building. All data circuits that enter in or out of the building must be approved by Oso Grande, and all installations must be coordinated through Oso Grande. Tenants have no building- or cable-entrance rights of any kind. Tenants have no rights to any cable risers, ducts, cable ladders, paths, conduits, or plenums. All Tenant cabling infrastructure changes must be approved by Oso Grande, and all such cabling changes must be coordinated through Oso Grande.
