Physical Infrastructure & Common Areas
The structural and aesthetic integrity of the building directly impacts all occupants.

Common Area Decorum: Public corridors, lobbies, stairwells, and elevators must remain entirely clear of tenant property, inventory, marketing materials, and waste. Corridors must never be blocked, as they serve as critical emergency egress pathways.

Loading area: The loading area in the front of the building is strictly for active loading and unloading. Staging or storing pallets, crating material, or equipment in the loading area, lobby, or service corridors is prohibited.

Structural Alterations: Tenants may not make any material alterations to the building without Oso Grande's approval. No drilling into concrete slabs, penetrating fire-rated perimeter walls, or modifying of core building structures without an approved Tenant Improvement (TI) plan and written engineering clearance from Oso Grande.
IT, Telecommunications & Riser Management
To maintain the integrity of the building’s centralized network environments and communications infrastructure, strict technical boundaries are enforced.

MMR and IDF: The Meet-Me-Room and IDF room are restricted zones. Tenants may not access the MMR or IDF, cross-connect panels, or any infrastructure cabling without an authorized escort from Oso Grande or a pre-approved, scheduled work ticket.

Risers, Ducts, Plenums, Pathways: Run-of-station cabling, loose fiber, or unapproved copper drops through the building’s ducts, conduits, ceilings, or shared plenum pathways are strictly prohibited. All vertical or horizontal wiring across tenant boundaries must be handled by Oso Grande.

Wireless Spectrum Management: Oso Grande runs a wireless network throughout the building and strongly encourages tenants to use it! We are happy to create secure SSIDs for your use. To prevent signal degradation and channel interference for neighboring commercial or government operations, Tenants must configure internal Wi-Fi networks and wireless access points (WAPs) to prevent overlapping channel interference. Oso Grande reserves the right to request adjustments to power levels or frequency bands if interference is detected.
Electrical & Mechanical Capacity Limits
The building's mechanical and electrical systems are finely balanced to support operational demands without compromising stability.

Electrical Overloading: Standard wall outlets are intended for standard office equipment. High-density equipment, internal server racks, and specialized appliances must not exceed the baseline power allocation for your suite (generally 3watts/sqft). The use of daisy-chained power strips, unapproved extension cords, or space heaters is strictly prohibited.

Supplemental Cooling Mandates: Dedicated server rooms, network closets, or spaces running high-thermal loads must deploy independent, supplemental cooling infrastructure (e.g., precision split systems), which must be approved by and coordinated through Oso Grande. Discharging excessive localized heat into the building’s standard ambient return air plenums is not permitted.

Utility Tampering: Tenants may not alter, tap into, or modify any thermostats, electrical panels or cabling, sub-meters, or life-safety sensor arrays.
Security & Access Control Integrity
Operating a shared facility with high-security tenants requires absolute adherence to physical access rules.

Credential Sharing: Access badges, keys, and biometric profiles are strictly assigned to specific individuals. Loaning or transferring credentials to unauthorized employees or visitors is a violation of building policy.

Tailgating and Anti-Piggybacking: Every individual entering the building after standard operating hours must scan their own credential. Holding security doors open to allow unregistered or unverified individuals to enter behind you compromises the entire facility’s security audit trail.

Visitor Escorts: All visitors, vendors, and delivery personnel lacking permanent electronic access credentials must be met at the primary lobby entrance, signed in, and escorted by a tenant representative at all times while inside the facility.
Environmental & Life Safety

Hazardous Materials: Storage, handling, or disposal of toxic chemicals, explosive materials, heavy industrial batteries, or hazardous waste is strictly prohibited within standard commercial suites. Any specialized chemical requirements (e.g., specific fire-suppression gas canisters) must be pre-cleared by building engineering and local code enforcement.

Smoking and Air Quality: This building is a certified smoke-free facility. E-cigarettes, vaporizers, and traditional smoking products are entirely banned inside the building, within 25 feet of all entryways, and away from any external HVAC air intakes.
Policy Compliance
Failure to comply with the terms of this Acceptable Use Policy may result in the immediate suspension of building access privileges or after-hours access privileges, a formal notice of lease default, and/or financial assessments for the remediation of unauthorized modifications or damages.
