Conference Rooms

Oso Grande provides a shared, professional conference room amenity for the mutual benefit of all customers and tenants. To ensure equitable access and maintain a premier meeting environment, all tenants must strictly adhere to the following rules:

  • Reservations: Use of the conference room is permitted by advanced reservation only. Bookings must be placed by opening a ticket by email to support -at- osogrande.com. Reservations are granted on a first-come, first-served basis. Reservations are limited to 8 hours at a time. Currently, there is no cap on the amount of time that each tenant can book per month.

  • Insecure Meetings: While the conference room offers a professional environment for standard presentations and briefings, it is a shared public asset and does not provide for or meet any security specifications of any kind. Tenants are strictly prohibited from discussing classified, top-secret, or similarly restricted data within this room.

  • Cancellations: If a scheduled meeting is canceled or concluded early, the tenant must notify Oso Grande immediately so the time slot becomes available to other occupants. Recurring meetings that are missed without a 24-hour advanced cancellation notice may result in a temporary suspension of booking privileges.

  • Room Setup & Cleanliness: Tenants are entirely responsible for the state of the room at the conclusion of their reservation window.

    • All trash, catering trays, and beverage items must be cleared and placed in designated disposal bins.

    • Whiteboards must be erased completely.

    • Tables and chairs must be returned to their standard configuration.

  • Technology & AV: The room is equipped with a large TV, webcam, video conferencing hardware, and high-speed Wi-Fi.

    • Tenants may connect standard laptops or tablets using the provided HDMI interfaces or wireless casting protocols.

    • Altering the physical wiring or changing hardware configurations of the devices in the conference room is prohibited. Please run any requested changes through Oso Grande.

    • Technical glitches must be reported via a priority ticket through the work order portal rather than attempted self-repair.

  • Capacity and Noise Controls: Meetings must not exceed the occupancy limit for the room (25). Because the conference room borders a common hallway and cubicle area, meeting doors must remain closed while sessions are in progress, and volume levels for media or speakerphones must be kept at a reasonable, professional level.

Shared Tech Lounge, Kitchen & Eating Spaces

The Lounges and Kitchens are a premium amenity designed to provide tenant employees with a collaborative, comfortable space for breaks, informal networking, and dining. To ensure the lounge remains a clean, welcoming, and productive environment for all building occupants, the following rules apply:

  • General Decorum & Atmosphere: The lounge is a shared, collaborative zone. While casual conversation is encouraged, it is not an extension of your private office suite. High-volume speakerphone calls, video conferencing without headphones, or rowdy behavior that disrupts other users are strictly prohibited.

  • Kitchenette & Appliance Etiquette: The kitchen features shared appliances (refrigerator, microwave, and coffee makers) for daytime use.

    • Labeling & Storage: All items stored in the communal refrigerator must be clearly labeled with the employee's name and company.

    • The Friday Cleardown: To maintain health standards, the refrigerator will be completely emptied and cleaned by building janitorial staff on occasion. With a minimum of one week's notice, and always occuring on a Friday, any unlabeled food, open containers, or unclaimed tupperware left behind at this time will be discarded.

    • Immediate Cleanup: Users must clean up after themselves immediately. This includes wiping down microwave splatters, washing personal dishes or placing them directly into the dishwasher, and cleaning countertop spills.

  • Seating & Eating Space Accountability: The couches, tables, and dining seating are available on a flexible, first-come, first-served basis.

    • Seating areas cannot be "reserved" or held for extended periods using laptops or personal items.

    • If you consume food or beverages in the lounge, you are responsible for wiping down the table or seating surface when finished. Cleaning wipes and sanitizing sprays are provided in the kitchen.

  • Technical Resources & Charging Stations: The tech lounge provides power, USB charging ports, and guest Wi-Fi access.

    • These resources are intended for personal device charging and casual web browsing during break periods.

    • Tenants are strictly prohibited from plugging in unauthorized network equipment, running heavy computational hardware, or attempting to hardwire personal laptops into the building’s core infrastructure panels located within the lounge.

  • Waste & Pest Management: Because this space handles food, strict waste separation must be observed. All food scraps, wrappers, and organic waste must be placed in the designated trash receptacles - never in the open left sitting on tables or countertops.

Bathrooms

To maintain high hygiene standards and operational efficiency across the facility, all occupants must adhere to the following restroom guidelines:

  • Personal Hygiene. Wash your hands before you exit the bathroom. Every time.

  • Cleanliness: Respect your fellow tenants by keeping countertops, sinks, and vanity areas dry and clear of personal belongings. All trash, paper towels, and sanitary products must be disposed of directly in the provided waste receptacles. Toilet paper must not be left on the ground, and must be disposed of in a trash receptacle or flushed down a toilet.

  • Excrement & Sanitation. Do not leave urine, feces, hair, or any other gross substance anywhere for someone else to find. Clean up after yourself.

  • Plumbing Care: Do not flush paper towels, facial tissues, wipes (including those labeled "flushable"), or feminine hygiene products down the toilets. Flushing these items causes immediate line blockages that can impact plumbing for the entire building corridor.

  • Maintenance & Supplies: Restrooms are cleaned and restocked on Monday-Wednesday-Friday. If you notice a plumbing leak, an empty dispenser, or a sanitation issue that requires immediate attention, please notify Oso Grande immediately rather than attempting a temporary fix.
